ADU vs room addition
ADU vs room addition: same square footage, very different math.
A room addition adds rooms to your existing home — a bedroom, an office, a bath. An ADU adds a complete dwelling unit. The right choice depends on whether you actually want an independent unit. Both shape resale value, but in very different ways.

Side-by-side comparison
| Attribute | ADU | Room addition |
|---|---|---|
| Best use case | Rental income, multigenerational housing, home office that doubles as a guest space | More bedrooms or baths for a growing family; a dedicated home office; expanded living/dining |
| Independence | Full kitchen + bath + entrance — legally a separate dwelling | Part of the main home; no separate entrance or kitchen typically |
| Cost per sq ft | $200–$500/sf (DQB 2026) | $150–$400/sf depending on whether plumbing/electrical is involved |
| California permitting | 60-day ministerial review under AB 881; fee waiver under 750 sf | Standard residential building permit; full impact fees apply |
| Future flexibility | Can rent, house family, or convert to office without major remodel | Limited — to convert later into a rentable unit you'd need to add kitchen + entrance, which often means re-permitting |
Pick ADU when
- You want optionality. An ADU can be a rental, an in-law unit, an office, or a future primary home for an aging owner.
- You're in California and want to take advantage of streamlined ADU permitting and fee waivers.
- Your lot has room for a separate footprint after setbacks.
Pick Room addition when
- You specifically need rooms inside the main home — a bigger primary suite, a kid's bedroom, a dedicated office.
- You don't want a tenant or separate occupant on the property.
- Cost is the primary driver and the build needs to come in under $100K.

FAQ
- Can I convert a room addition into an ADU later?
- Sometimes — but it usually means re-permitting and adding a full kitchen, separate entry, and (in some jurisdictions) parking replacement or utility separation. If there's even a chance you'll want a rentable unit in the future, design and permit it as an ADU from the start.
- Will a room addition increase my property taxes more than an ADU?
- Both increase the assessed value of your property. In California, SB 1164 (2025) provides a 15-year property tax exemption on new ADUs, which room additions do not receive. That changes the long-term carrying-cost math in favor of ADUs.
