What's the difference between an ADU and an addition?
An ADU is a separate dwelling unit with its own kitchen, bath, and entrance — it can be rented as an independent unit. An addition extends your primary home and can't be legally rented as a separate dwelling. ADUs cost more per square foot in absolute terms but typically deliver more value per dollar in California through rental income and the state's permit-fee waivers.
Is a JADU the same as an ADU?
No. A JADU (Junior ADU) is capped at 500 sq ft, must be inside the existing primary home or attached garage, and requires owner-occupancy when bathroom is shared. A standard ADU can be up to 1,200 sq ft, can be detached, and has no owner-occupancy requirement in most of California since 2020.
Are DADU and ADU the same thing?
A DADU is a detached ADU — same concept, different regional naming. Seattle and Portland use 'DADU'; California typically uses 'detached ADU.' Every DADU is an ADU; not every ADU is a DADU.
